OK - who remembers the $50,000,000 ($500,000 per dorm room) given to Mark Dambly for the Abington Dormitory project?



Well, if any further evidence was needed of just how fat the graft and corruption are on that project:

Dambly's Allentown Development project - the one funded through government contracts - that is currently the subject of a Federal Investigation regarding bribes and kickbacks (the investigation that has Dambly under an FBI subpoena):

The cost per unit - in that graft laden project - for LUXURY APARTMENTS........not $500,000.....not $400,000....not $300,000.....UNDER $300,000, A LOT under $300,000

The total cost of the project is $45,000,000 - and includes 160 Luxury Apartments....which would yield a cost per unit of $281,000.....
But wait - THERE IS MORE!! (sounds like the Sham-Wow Guy)

So, a large portion of the $45,000,000 is going towards building 30,000 square feet of retail space, AND underground parking.

The cost for the LUXURY APARTMENT portion of the project is certainly well UNDER $200,000 per unit.

About 1/3 of the cost for student housing dorms.

The amount of graft and "honey-pot-dipping" in the PSU Dorm Construction Projects - obviously - has to be off the charts.





And - EVERY MONTH - we (including our nine elected representatives on the BOT) send more and more of Penn State's $$$$ to Dambly and his pals........usually without ONE WORD of opposition.

That has to stop. Doesn't it?

Notice how they Kiboshed Hanger for daring to raise these questions. My question on that project was why do they need a TROLLEY service included to walk 1/2 mile? :

I talked about some of the details of the Abington project to a friend who's been a construction sub contractor for over 40 years and knows the Philly market very well. He put the price at $150k per unit, off the top of his head (all union work and pricing, to be clear, so higher). Note, the top of his head knows more about building costs in a development such as the one in Abington than Dambly, Lubert combined.

I supplied all of that type of information.......included stuff like:

- Comparables in the area
- Standard industry rates for construction of similar structures (in that region of the state)
- Market based return-on-capital based calculations
- Opinions of real estate financing professionals

etc
etc

To members of our BOT......BEGGING any of them to make a stand when this stuff was proposed.

And....I'm the bad guy for raising a stink - - - and not appreciating the difficulty of the tasks

Yeah. That was cited at the time. Not long thereafter, John Hanger resigned from Wolf's administration. Too bad, He was the type who wouldn't take a backwards step.

Do you know how big of a home, including land acquisition, you could buy for that amount?

I looked that up on Zillow for the neighborhood surrounding the Abington project. Lots of respectable 4 bedroom homes in the $250k to $300k range for sale right now. So, the BoT could have bought homes for each student to live in and each student could have had their own bedroom for half the price of putting two students in each bedroom.

And that's for existing construction. If you're building, the cost for land, materials, and labor is actually less. Builders tack on a hefty profit before selling, but if you're controlling the process including design, which PSU would, its actually less.
 
I'm not defending the cost of this project, but I assume they also need to build/expand dining services. Commercial kitchens are very expensive to construct.

Here's a very nice home for under $500,000 in Abington. 5 bdrms., 3 1/2 baths, 3510 sq. ft., .38 acres, move-in ready. $135.00 per sq.ft. What's Dambly getting for a sq.ft.? All yours for $474,900 or less.
